Summer Summit Prepares Future Real Estate Leaders

Monroe Twp, NJ (August 19, 2016) — Stephanie Bellanova and Scott Lauri of ERA Central in Monroe Twp, NJ  recently attended ERA Real Estate’s 2016 Young Leaders Network Summer Summit, an elite educational event hosted in Birmingham, Alabama by ERA King Real Estate, a 2016 Circle of Light for Community Leadership Award Winner and Gene Francis Memorial Award for Top All-Around Company finalist. Attendees represented many of the most successful ERA organizations nationwide.

Over the three-day long event, Bellanova and Lauri along with 20+ other Young Leaders participated in team-building and motivational exercises focused on succession planning, growth and leveraging cutting-edge tools. Each attendee was personally selected for this exclusive networking opportunity by ERA’s senior leadership team, whose decision was based in large part on the management abilities each member has demonstrated at their respective companies.

Bellanova and Lauri were chosen as a member of the Young Leaders Network for their success in growing their company, “The Summer Summit provided the opportunity for the group of us to absorb insight from and ask questions of some of the top professionals in the ERA network,” Lauri said. “We talked about everything from market expansion and the latest in ERA’s resources to creating agent value and succession planning, and I look forward to adopting our collective learnings in the Central New Jersey market.”

The Young Leader’s Network was launched in 2012 as a way for ERA Real Estate to bring together ERA professionals showing highly-engaged and collaborative characteristics early in their careers, in an effort to further develop their leadership skills. The members are mostly made up of Gen Y or millennials who leverage this supportive community to discuss overcoming challenges and formulating business solutions.

ERA Tough Mudders raise funds for the Wounded Warriors Project

On May 18th, Team ERA Mudders completed a Tough Mudder in Jacksonville, Fl.  Four hours. Twelve miles.  Working as a team to make it through obstacles like Everest, the Gauntlet, and ElectroShock Therapy.

The day was a culmination of months of training –  to prepare for an event where the challenges are are as much mental as physical.

Stephanie Bellanova, Linda Shinn and Jennifer Razoux represented ERA Central Realty Group in Jacksonville with the full support of their NJ team behind them.

“In my leadership position, I’m always heading up the team. The Mudder taught me that it’s OK not to have it ‘all together,’ and that sometimes leaders need to rely on others for help.”  Stephanie Bellanova.

The ERA Mudders did more than rock the course, they raised more than $7,500 to benefit the Wounded Warrior Project. To date, Tough Mudder participants have raised over $5 million to support thousands of warriors returning from the battlefield.

Every dollar raised for the WWP is well spent

  • Providing combat stress recovery programs
  • Adaptive sports programs
  • Benefits counseling
  • Employment services

These programs and services aid in brave Americans’ transition from service-connected injury to civilian life.

In training and fundraising for the Mudder, Stephanie and Linda demonstrated the core belief that drives us at ERA Central.  We strive everyday to be part of something bigger.    It’s a goal that isn’t possible without relying on your team.

Short Sales and Foreclosures: An opportunity to invest and help your neighbors

In the last few years we have had to watch as good, hardworking people lost their homes. This happened for many reasons. Two of the most difficult to see were when homes owners became unable to pay their mortgages because of an unexpected illness that incapacitated them such that they were unable to work, or due to the intense recession, they lost their job as one business after another closed its doors.

Of course there were other people who couldn’t pay their mortgages because they had over extended themselves in anticipation of continuing to build equity in their homes. When this didn’t happen, the problems began.

Whatever the underlying cause, many people have lost their homes to Short Sales or Foreclosures, but this isn’t the end of the story. Those families still have to live somewhere, hence the burgeoning rental market.

The other factors in this opening opportunity are of course the depressed values of Real Estate and the low interest rates for mortgages. Even though most investments require at least 25% as a down payment, the long term return on the investment can be far above that of any other investment product right now.

It is this sudden influx of tenants into the Real Estate marketplace, along with reduced property values and low interest mortgage rates, that has made Investors sit up and take notice.

Working with tenants can be difficult because a landlord, rightly so, wants to protect himself from loss and consequently wants the most reliable tenant that he can find, but keep in mind that although the credit of many would be tenants, shows a Short Sale or a Foreclosure, in many cases it wasn’t that person’s fault. They would have continued to work and to pay, but they no longer had a job. They are not bad people. As a REALTOR® it is our task to find the underlying cause of the problem while assisting the tenant in putting himself back on the right track, where we can ultimately match him with an understanding landlord.

In Central New Jersey, which is our primary marketplace, more and more investors are contacting us with the wish to purchase rental properties. We are seeing the small investor wanting to purchase a condo and place one tenant in it, but we are also seeing many investors who want to purchase multi unit properties, even if they have to put money into the buildings to restore them before they can rent them, they still see a huge potential for income.

As with all opportunities, it will not last forever, but while it does, many investors both large and small, will be able to put their money to good use in providing a home for a family in need and at the same time making a good profit for themselves. It is a win/win situation.
